Buying a home - The Basics

CREATING A BUDGET

Whether you're buying with cash or financing a home, one of the first things you should do is decide how much you're wanting to spend - that way we are focusing on homes within your desired price range. This is why pre-qualification is so important when financing a home. Once we have a budget in place we can determine which homes in the area of your choosing, or which area if you have not yet decided, would be best for you.

DECIDING YOUR WANTS AND NEEDS

When considering the purchase of a new home, it's very important to make decisions on exactly what you're looking for. We make this simple by separating items into 4 categories:

Likes

Things you would prefer to have, but can live without.

Must-Haves

Things that you absolutely cannot live without. We will primarily focus on homes that check these boxes.

Dislikes

Things you prefer to not have, but it's not a deal breaker.

Absolutely-Nots

Things you do not want, non-negotiable. We will avoid looking at homes that include these items.

FINDING A HOME

There are so many options available that it’s nearly impossible to not find something that suits your wants and needs. New construction is a great option for those who want to move right into a home matching current trends - including updated appliances, popular paint colors, new light fixtures, modern exteriors, etc. If you’re wanting something a little more unique, existing properties could be a great option for you. There’s a wide range of styles and ages to fit any need. From fixer-upper, to “needs a little work”, to freshly renovated. With existing properties you can customize a home to fit your needs and personal style while still having the option to opt for the character that comes with an older home. If you want the best of both worlds - a new home without the work that still has unique concepts and finishes that really makes it yours - custom builds are 100% an option. We actually have a our very own custom builder on the Clover Realty team that would be more than happy to make your dreams come true.

MAKING AN OFFER

Once you have found a home you like, your agent will walk you through the process of purchasing step-by-step. This starts, of course, with making an offer. This step can be equally exciting and stressful, but our team of dedicated agents will make sure you are well informed and assist you in determining what offer will give you the best chance of acceptance based on several factors such as the local market, competition, and the property itself. From here your offer will either get accepted, rejected, or countered by the seller. No matter the results, your agent will work diligently to keep the odds as much in your favor as possible.

UNDER CONTRACT

Once your offer has been accepted you will typically enter the stage of due diligence. During this time we will have the opportunity to perform any inspections necessary to aid you in determining if you will move forward with the purchase of your chosen property. This is also the time your lender will be working to ensure everything is in order to secure financing. Once both of these items have been completed, we will move towards closing. It is common for things to be overlooked during this stage but don't you worry, we at Clover Realty have an eye for detail and will make sure everything stays on track for a smooth transaction.
