THINKING OF SELLING
It's no secret that most people think of selling their house long before they actually do; it's a big step that takes alot of planning. We recommend meeting with a real estate agent early on to start discussing options and resources to assist you in not only making the decision to sell, but throughout the entire process. You may also want to consult your CPA before making any decisions as well. But we do know that not everyone has the luxury of time in this decision so to begin we recommend considering the following as early in your decision as possible:

PREPARING TO SELL
At this time you will be packing up unnecessary and personal items to prepare for showings to potential buyers. This step, alongside any staging decisions you may or may not make, allows buyers to envision themselves in the space and can move them to make an offer. You also have the option at this point to have a home inspection and/or appraisal done prior to listing the house for sale. Doing so can help you to make any needed repairs in advance, potentially give you advantage in future negotiations, and can even assist in pricing the property correctly. While this choice can be helpful and is often recommended, you are not required to do so.​
LISTING
This step goes hand-in-hand with the second - as preparation is an important factor here as well. We will start with tasks such as cleaning, decluttering, staging, and/or vacating depending on your unique needs. Once everything is ready, we will send in professionals to capture photographs and measurements of the property in order to accurately portray it to buyers. Photography is an essential step of this process as the photos provide potential buyers their very first impression of the house and can sway them to look further and even make an offer. Your agent will also discuss marketing options with you to determine which route will best suit both you and your property. Decisions will be made on items such as open houses, online marketing, showing schedules, yard signs, lockboxes, and more.
SHOWINGS
Once your house is officially on the market, we will begin to schedule showings with potential buyers. Your agent will make a point to discuss with you what steps we will need to take to avoid disrupting your schedule as much as possible. Options can include virtual tours, set hours of availability, required notice within a specified amount of time, etc. It is important to keep the house in best showing condition as much as possible as you may not always have enough time to prepare for these visits beforehand depending on what showing requirements you set.
OFFERS
As potential buyers make the decision on whether or not they would like to purchase your property they will submit offers. Your agent will go over each offer with you personally and answer any questions you may have along the way. With each offer you have the option to accept it as is, reject it, or counter it with an offer you're willing to accept. Now you can either choose to go over the offers as they come in, schedule a time of day with your agent to go over all offers that have come in on that day, or you can ask all potential buyers to submit their best and highest offers by a specific date and time for you to go over them all and determine which one you would like to accept.
UNDER CONTRACT
Once you accept an offer, the property will be under contract for sale to the buyer you chose. Per the contract, the potential buyer will have the opportunity to access the property, within reason, to perform any requested inspections during their due diligence period. During this time, the potential buyer will determine if they are wanting to move forward with the purchase. When due diligence is complete, and the buyer has decided to buy, we will begin to prepare for closing. Things are easily overlooked at this stage but here at Clover Realty, our agents have an eye for detail and will do everything in their power to ensure this process goes smoothly for you.
